    FHA mortgage insurance (MIP)

    FHA loans charge two kinds of mortgage insurance:

    • Upfront MIP: 1.75% of the base loan, usually financed into the loan.
    • Annual MIP: paid monthly. For loans over 15 years up to $726,200 it’s 0.55% with less than 5% down and 0.50% with 5% or more. Larger loans pay 0.75%/0.70%; loans of 15 years or less pay 0.15–0.65%.

    With less than 10% down, annual MIP lasts for the life of the loan; with 10% or more, it ends after 11 years.

    Loan = (price − down) × 1.0175
    Monthly MIP = base loan × annual rate ÷ 12

    2026 FHA loan limits

    For one-unit homes, FHA limits range from the national floor of $541,287 to the high-cost ceiling of $1,249,125, depending on the county. The 2026 conforming loan limit is $832,750.

    Who FHA fits

    Minimum down is 3.5% with a credit score of 580 or higher (10% for 500–579). FHA is often cheaper than conventional for lower credit scores, while conventional PMI can be cheaper for strong credit and can be removed.

    Worked example

    With these inputs: home price $350,000; down payment 3.5%; interest rate 6.25%; loan term 30y; property tax / yr $3,500; home insurance / yr $1,500.

    The calculator gives an estimated monthly FHA payment of $2,687 (incl. $154.80 monthly MIP). Other results: down payment $12,250, upfront MIP (1.75%, financed) $5,911, total loan amount $343,661, annual MIP rate 0.55% for life of the loan.

    What your results mean

    Your FHA payment includes monthly MIP on top of principal, interest, taxes and insurance. The upfront MIP is added to the loan, so you pay interest on it too.

    Tips

    • Compare against a conventional quote if your credit score is 700+.
    • Putting 10% down makes MIP end after 11 years.
    • Check your county’s FHA limit before house hunting.
